P roperties Our headquarters are located in Burnaby, British Columbia, where we currently occupy approximately 53,023 square feet of office and laboratory space. The term of the lease expires in June 2032. We currently pay an aggregate of approximately $137,795 per month in base rent, property tax, common area maintenance fees and management fees, and the landlord holds a security deposit equal to approximately $66,375. We also occupy approximately 17,057 square feet of office space in Needham, Massachusetts. The term of the lease expires in November 2027. We currently pay an aggregate of approximately $62,542 per month in base rent and the landlord holds a security deposit equal to approximately $187,627. We believe that our existing facilities are adequate to meet our business requirements for the near-term and that additional space will be available on commercially reasonable terms, if required.
