 The Company occupies approximately
18,000 square feet of space in Lake Forest, California. The Lake Forest facility is subject to a lease agreement with a 66-month term,
effective from February 2021 through August 31, 2026. The monthly base lease rate for the Lake Forest Facility is currently $24,239 per
month with a 3% annual escalation. In June 2026 we extended the lease for two more years.
