ITEM 2. PROPERTIES
We lease our principal executive
offices located at 17901 Von Karman Avenue, Suite 450, Irvine, California (the “Lease”). The lease commenced on September
1, 2025 and will expire on February 28, 2029. The Lease Agreement contains standard commercial lease terms including but not limited to
provisions regarding utilities, alterations, maintenance and repair, insurance and indemnification. We believe that our current leased
property is in good condition and suitable for the conduct of our business.
