ITEM 2.
PROPERTIES.
Our principal executive,
manufacturing and research and development offices are located at MATAM Advanced Technology Park, Building No. 5, Haifa, Israel, where
we occupy approximately 4,389 square meters. This space facilitates operations for Pluri, Pluri Biotech, Coffeesai, and Kokomodo. In
addition, Ever After Foods, a majority-held subsidiary of Pluri Biotech, occupies a separate office space located at 1 Netiv HaOr street,
Haifa, Israel, comprising approximately 655 square meters. Our gross monthly rent payment for these leased facilities as of June 30,
2025, was 347,000 NIS (approximately $95,000). For fiscal year 2025, we recognized expense in the amount of $1,093,000, according to
the implementation of Accounting Standards Update No. 2016-02, “Leases.”
We believe that the current
space that we and our Subsidiaries occupy sufficiently supports the operational requirements at present and for the foreseeable future.
